Established in 1938, the Zoning Board of Appeals determines and varies the application of the zoning regulations on specific parcels of land where a literal enforcement of regulations would result in exceptional difficulty or unusual hardship. The Board also hears appeals to actions of the Town Zoning Enforcement Officer.
This year the Board granted thirteen variances to industrial/commercial/institutional developments. These variances consisted of four varainces for expansions, four variances for commercial outbuildings and structures, two for reduction or elimination of buffer requirements, and two for impervious coverage ratios. Ten variances were granted for residential properties which included three variances for expansions and five variances for residential outbuildings and structures and one variance for residential lot size. One variance was denied.
This year, the Commission completed work on the Zoning Board of Appeals application to create a user-friendly version.
The Zoning Board of Appeals hearings are held at the South Windsor Town Hall generally on the first Thursday of the month in the Madden Room beginning at 7:00 p.m. The public is always welcome to attend. Applications are available in the Planning Department at the Town Hall.
